Real Estate Agent

Buying your first home is an enormous achievement. And while exciting, the process can also feel overwhelming.

You need a good realtor to help you. But wow do you ensure that you are working with the perfect real estate agent?

When searching for a real estate agent, it’s important to remember that there are different types of agents with unique experiences and specialties. You should consider both your needs and wants, as well as the expertise of the person you’re working with.

Here Are Four Prime Steps To Select The Perfect Real Estate Agent

Select The Perfect Real Estate Agent

1. Work With a Real Estate Agent Who Knows the Area

When targeting a neighborhood, work with an agent who knows the area for the following essential insights:

  • The time it takes to complete a purchase in the area.
  • The market price for the home.
  • If there is any way to improve your bargaining position.
  • Any repair or maintenance concerns that you may miss.

Take, for instance, families that want to move into the prestigious Toronto Cricket Club area. They usually partner with the best Cricket Club real estate agents like Adam Weiner + Associates because they have the knowledge and insights that help their client achieve their purchasing goals in the area.

2. Ask The Right Questions

Take time out to interview the agent. Meet them in person if possible. Interview several agents and ask the right questions to zero in on the perfect one for your needs.

Here are some questions you can ask:

  • How well do you know the neighborhood?
  • How are the schools in the area?
  • What is this real estate market like?
  • How much experience do you have?
  • What type of customer service do you offer?
  • What kind of real estate services do you provide?

3. Select A Reputable Realtor

Trust is the basis of an excellent relationship with a real estate agent. Only a trustworthy real estate agent will represent your best interests and help you make an informed decision.

To check a realtor’s reputation, look up their reviews on the Internet, and check their website for client feedback. Additionally, don’t be afraid to ask for referrals — happy clients will not hesitate to recommend a top real estate agent.

Working with a reputable realtor will help you avoid fraud, such as title scams where fraudsters may sell someone else’s property.

4. Check Their Qualifications

When you’re buying a home, there’s a significant amount of paperwork to complete. From the initial application to the final closing, there are dozens of documents that need to be signed and filed.

An important advantage of working with a qualified agent is that they’ll help you with paperwork.

A good real estate agent will help you with all the documentation. They’ll ensure that you have access to all of the right forms in advance, and they’ll also help you understand what’s required so that you don’t forget anything important or leave something out.

They’ll also identify any potential red flags in the paperwork that may cause problems down the road.

Whether you’re new to the home-buying process or have bought a home before, selecting the right real estate agent is critical. With the help of a top professional, you can avoid stressful mistakes and streamline the home purchasing process.

10 Rights You Have as a Tenant That Your Landlord Won’t Tell You About

Whether you rent a fully-furnished property or an unfurnished property to fill with your own furniture, or you rent furniture, there are certain inalienable rights that Indian law grants you as a tenant. Some of these rights pertain to your rights in negotiating the rental agreement, others offer protections during the rental for you and your furniture, for example, your couch or refrigerator on rent. However, in all scenarios, the law is on your side as the tenant and under no circumstances can your landlord breach these rights. Fixation of Fair Rent: As a contractual tenant, you are offered protections on the price you agreed to pay for the property rental. This means that during the contracted period, your landlord cannot unjustly increase the rental price. If the landlord believes you are not paying enough rent for the property, he or she must approach the Rent Control Court to apply a fair rent to the property. The Rent Control Court dictates that fair rent is 9% of the total market value for the building. Fit for Living: The tenant has the right to a property that is fit to be lived in. If the property becomes unsafe due to bad electrical wiring, and holes in the floor, or ceiling, the landlord must take measures to repair the property and ensure it is fit to be lived in. Peace of Living: As a tenant, you are entitled to peaceful living. This means the landlord cannot enter the rented property without prior notice and communication. Essential Services: The landlord cannot disconnect essential services like electricity and water. If your landlord is threatening to do this over late rent or any other dispute, inform them that you will approach the Rent Control Court and file a complaint against them. Points of Contact: The tenant must have the contact information, including telephone numbers, email addresses, and postal addresses of the landlord. The landlord is also available to contact at any time. Unfair Eviction: The landlord cannot evict a tenant without valid reasons. They must also inform the tenant as to what those reasons are. There are only a select number of valid reasons for which a landlord can seek eviction. These are unpaid rental payments, the tenant subletting the property without the landlord’s consent, causing a nuisance, or if the landlord has plans to move into the property themselves. Repairs: The landlord is obliged to pay for any repairs to the property. If the tenant pays for any repairs out of their pocket, they are entitled to reimbursement from the landlord. Deposit Return: The landlord cannot withhold the security deposit without citing specific, valid reasons. Building Energy Rating: Before signing the tenancy agreement, the tenant must be able to access the property’s Building Energy Rating (BER). This is the rating which informs prospective tenants how energy-efficient the property is and is a reflection on how much heating and air conditioning bills might be. Legal Heirs: In the event of a tenant’s death, all of the legal protections afforded to that tenant are immediately passed to their legal heirs. This means the landlord cannot evict the legal heir of the deceased tenant without a valid reason. Read Also: 5 Ways To Become A Profitable Landlord Benefits Of Investing In City Centre Property

What comes along with taking on business premises, however, are a huge amount of legal challenges. So, with that in mind, here we take a look at how law firms can help companies with their real estate issues. Finding and Securing Real Estate for Your Business:  Finding the perfect business premises, no matter what its intended purpose, can be tricky, but get it right and it can give your company a real commercial edge. A shop, for example, is located in just the right spot to attract large numbers of suitable customers. Or a company HQ situated in a vibrant commercial zone where the support you need is right on your doorstep and where transport links are conveniently close by.  To pinpoint the perfect premises, it makes a lot of sense to seek the advice of expert legal and real estate firms like DWF. Specialists in the field are invaluable as they can draw upon a wide range of resources to help you achieve your goals and once they have helped you find the perfect premises; they can go on to deal with the legal intricacies of securing the sale or lease. You will be able to address other important matters as the law firm takes care of these logistics.  But that is not where the story ends when it comes to how law firms can help companies with their real estate issues. Developing Business Real Estate:  If your company finds itself in a position where they need to develop a piece of real estate, law firms, again, can provide support. Overseeing the plans for development and gaining the required permissions are among the ways in which that support can be given. Should the business need partners or finance to help them develop the real estate, here too an experienced law practice can support. You will be sure that the whole process complies with the requirement of the authorities and you will not be facing any legal battles as a result of the violation.  Resolving Disputes: Unfortunately, it is quite common for businesses to find themselves in some kind of dispute over real estate. As a business owner, you may not have the right expertise to handle some of the disputes that arise. For landlords, this may mean evictions, whilst for other businesses, it could be issues surrounding tenancy agreements or similar contracts. Here, law firms can act as mediators and help find quick, easy solutions that will save all concerned time, effort, and of course money. If things can’t be solved via this route, then the law firm can hit the ground running if it should come to more formal proceedings. The firm will make sure that your rights are preserved as you resolve the disputes. There are many areas of business where law firms can help businesses and real estate is one area where companies do not want to be underrepresented. The Final Word Issues like real estate can spiral out of control in a very short span of time. It is also a very expensive area of litigation, which can result in huge payouts and fines. If you do not have the best law firm in Dubai on your side, you might incur heavy losses. Real estate laws also keep changing from country to country.
